How it works

DSCR = annual NOI ÷ annual debt service. NOI is gross rent minus operating expenses (taxes, insurance, HOA, utilities, management, cleaning). Debt service is principal + interest only — DSCR does not include taxes or insurance in the denominator.

Most STR DSCR lenders price by tier: ≥ 1.10x qualifies, ≥ 1.25x gets standard rate, ≥ 1.5x gets the best rate sheet. Below 1.10x most lenders pass or quote a no-ratio program at higher cost.

FAQ

What DSCR do most STR lenders require?

Most DSCR programs require ≥ 1.00x. Visio is the most lenient; Kiavi and Lima One typically prefer 1.10x and price best at 1.25x+.

Does seasonal STR income hurt DSCR?

Lenders annualize. A property that earns $30k in summer and $5k in winter is evaluated on the $35k annual — not the slow months.

Can I include cleaning fees in DSCR rent?

No. Lenders use net rent after cleaning fees that pass through to guests. Use the platform-paid net, not the gross with cleaning.

What is a "no-ratio" DSCR loan?

A program that ignores DSCR if your credit and reserves are strong; rates run 50–100 bps higher than tiered DSCR.

How is DSCR different from cash flow?

DSCR is a ratio (NOI ÷ debt service). Cash flow is the dollar amount left after debt service. Same numerator, different presentation.
