Per-room baseline × tier multiplier, plus 15% decor on the subtotal. Bedrooms scale linearly with bedroom count; bathrooms with bathroom count; living room and kitchen are flat per property.

What does a "mid-tier" 3 bed / 2 bath cost?

Mid-tier on the launch parameters: ~$20k for a 3 bed / 2 bath / 1500 sqft, including 15% decor & accents. Designer trade pricing (Stage by Hand, Minoan) brings that down 15–40% on furniture.

Should I go luxury for a higher ADR?

Often yes in markets where photo quality is the differentiator (Smokies, Hudson Valley, coastal). In high-saturation urban markets the ADR delta rarely justifies 2x the spend.

Are kitchen appliances included?

No — assume the property comes with major appliances. The kitchen line is small wares, dishes, cookware, coffee setup, etc.

Why 15% for decor?

Decor is the line that hosts under-budget. Art, plants, books, throw pillows, lighting upgrades, and runners cost more than people expect. 15% of your room subtotal is the realistic floor.
